Downtown Roslyn matters.
More specifically, a vibrant downtown matters. That message came through in a most positive way last week as Roslyn Landing, the long-anticipated residential housing development, held its groundbreaking ceremonies at the 12-acre site off Old Northern Boulevard.
The event featured a reception at the Roslyn Landing Sales Gallery on 1407 Old Northern Blvd., while the groundbreaking was attended by Village of Roslyn Attorney John Gibbons and Richard Belziti, the village’s building inspector.
Comments by Robert Antonucci, managing member of The Ranches, a North Shore home builder, typified the upbeat mood, as construction workers were already clearing land, while real estate agents enjoyed the reception. When asked for a timeline on the project, Antonucci said that within a year “weather permitting,” Phase I, which entails building 28 units, will be completed. The principals hope to have occupancy for the Phase I units ready by this winter. Construction for Phase II, he added, is anticipated in the spring of 2017. Phase II includes an additional 50 units.
In all, Roslyn Landing hopes to offer 78 condominiums, including two to three-story town homes, flat-over-flat condominiums and single-family detached homes all in a desire to make the Roslyn area even more attractive to young homebuyers and with it, to contribute even more significantly to the ongoing revitalization of downtown Roslyn and its many amenities. Other work includes the renovation of a clubhouse for residents, one that will eventually offer a billiards table, bar, catering kitchen, dining area and space for lounging. There will also be a fully-equipped fitness center, children’s playroom and golf simulator. For the residents, outdoor landscaping, snow removal and refuse removal, plus mobile on-site security are provided.
The Ranches is working in partnership with the private equity firm G4 Capital Partners in building the units. Douglas Elliman Development Marketing is the exclusive sales and marketing agent for the property.
Roslyn Landing, Antonucci emphasized, is not going to be a gated development where residential units seem separate from the community around them. On the contrary, Roslyn Landing wants its residents to be part of the historic downtown area and to take advantage of all the good things it has to offer.
The residential units, Antonucci added, are entirely accessible to Old Northern Boulevard by a mere driveway. Furthermore, Antonucci listed those amenities—restaurants, a movie theater, a shopping mall, various shops, a post office, a library, the Duck Pond and the train line to New York City—as a major reason why the principals choose downtown Roslyn as the destination for its new residential project. “It’s fantastic,” Antonucci said of all the exciting places that the historic village offers.
The announcement for the development was made last winter. At that time, officials for Douglas Elliman, G4 Capital and The Ranches, all expressed optimism over the new project.
