LEGAL NOTICE VILLAGE OF KINGS POINT NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on May 14, 2024, at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board: CASE NO. PRBZA20240171– Application of Hamptworth BM LLC, as owner, with regard to the premises at 15 Hamptworth Drive, Kings Point, New York (a premises with three front yards), for variances from the following sections of Code of the Village of Kings Point to construct a single-family dwelling and a swimming pool on a vacant lot: 1. §140-5: to permit a swimming pool and appurtenant equipment in a front yard (the Hamptworth Court cu-de-sac). 2. §161-30.4(B)(1): to exceed the sky exposure plane limitations at three locations on the northeast side yard (by 11.16 feet, 1.73 feet, and 5.29 feet), four locations on Hamptworth Drive (by 3.01 feet, 4.36 feet, 5.03 feet, and 2.16 feet), and two locations on Hamptworth Court (by 2.52 feet and 6.03 feet). 3. §161-23(D)(2): to permit a generator, air conditioning compressors, and pool equipment without the required screening from all public streets and adjoining properties. 4. §161-36(E)(1): to permit a retaining wall 1.1 feet from the property line, instead of the minimum required 6 feet. 5. §161-30.3(A): to not provide the required Belgian block or other masonry pavers for the 20 feet of the impervious surface closest of the edge of the paved portion of the roadway adjoining the front yard. The premises shown on the Nassau County Land and Tax Map as Section 1, Block 176, Lot 8, and located in a Residence A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20240172 – Application of Robert Talasazan and Samantha Talasazan, as owners, with regard to the premises at 18 Martin Court, Kings Point, New York, for a variance from 161-35(C)(4) of the Code of the Village of Kings Point, to permit masonry walls in a front yard without the required approval of the Village Architectural and Preliminary Site Review Board, and to substantially modify the plans previous approved by the Board of Appeals on January 11, 2023, in case number PRBZA20220270. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 150, Lot 10, and are located in a Residence A2 zoning district of the Village of Kings Point. The applications and accompanying exhibits are on file in the office of the Village Administrator and may be inspected during normal business hours. At said hearings, all parties in interest will be given an opportunity to be heard.
