Proposed Hicksville self-storage facilities granted $1.6m in tax breaks

The Nassau County Industrial Development Agency granted $1.6 million in tax breaks to a proposed self-storage warehouse in Hicksville at a board meeting on Thursday, March 12.

The board voted 5-0 in favor of the decision, with board member Reginald Spinello abstaining from the vote, saying during the meeting that he didn’t see the community benefit of granting the tax break.

“This is taxpayer money that we’re giving you,” he said. “Taxpayer money demands community benefit and I don’t see a real community benefit here.”

Spinello said he would prefer to see the land used to bring in new businesses and create jobs. 

The warehouse will have one full-time employee and two part-time employees, according to the application. It also said the construction of the facility would create roughly 85 jobs.

The owner of the site, Huntington-based Vault Equities, currently pays $144,405 in property taxes at 350 S. Broadway, according to the application. The approved tax breaks will save the property roughly $1 million in property taxes over 15 years.

The $19.2 million project received approval from the Oyster Bay Town Board in 2025. 

The 1.6-acre property at 350 S. Broadway is on the west side of the main road and is divided into two different zones, Erik Snipas of the Greenberg Traurig law firm, who spoke on behalf of the applicant, said at an Aug. 12, 2025, town board meeting. The storage facility will be entirely built within the business zone and the parking for the facility will be in the residential zone.

The three-story facility is expected to cover over 108,000 square feet of space, feature 936 self-storage units and have 29 parking spaces, once it is fully built, Snipas said.

Snipas said during the IDA board meeting that the storage facility would not be completed for over a year.
