Issues concerning the subdivision of an undeveloped parcel, one half acre, at the southeast corner of Bellows Lane and Manhasset Woods Road remains unresolved after a second public hearing held last Tuesday night.
The land owned by the Dailey estate is requesting the land be divided into two lots of 11,000 square feet for purchase by Manhasset based developer DJD Residential. John Towers, a property owner nearby the parcel in question, said “We’re not against people making money, but look how the community will change.” His wife Kelly added that the new houses would not be consistent with the existing houses that have been in the area for more than five decades.
“Residents are trying to avoid the appearance of the McMansion look that we see all over Long Island these days,” she said. “This could result from trying to shoehorn two houses into this lot as it presently stands.”
A rendering of the property was displayed for the audience to view. The developers presented the model to visualize the topography. Charles Panetta, a licensed engineer with Bladykas and Panetta, explained the alterations that would occur include trucking in 38 loads of fill. The model hosted the homes with 10 to 11 trees on it. Concerns were raised from residents about replacing the trees on the land which is currently a woodland, According to Panetta, no landscape plans had been established, but different houses could have a variety of schemes.
Residents voiced concerns about doctoring the land, drainage, runoff as well as wildlife.
Munsey Park resident, Mrs. Kennedy explained that she grew up in Flushing in a house with a yard and azalea bushes and now, a piece of land that once situated one house, now holds four multi family dwellings. “Just because something can be done, doesn’t mean it should be done,” she said.
When the 90 minute meeting recessed, it was motioned the board will meet again in 30 days to decide this issue.
