When the Raines building on the northwest corner of Old Country Road and Mineola Boulevard was remodeled, a section of it was designated to be a restaurant. Recently, I noticed that it was still vacant.
I always have considered its position to be somewhat clumsy and parking space would be limited.
The reason for the Modera Mineola and 250 Old Country Rd. apartments is partly the convenience of “walk to” commuting.
Mineola has not had an all-night diner for some time and even then it was slow late at night. It is conceivable that this mentioned space might do well especially if and when the Village Green complex becomes a reality.
There will be many more people in this area soon. Very early morning and late night commuters have no place to go as it is now. It would also be convenient for many just wanting a place to go.
I don’t know how large the space is but perhaps at worst a small diner such as is the Mineola Diner on Jericho Turnpike and Willis Avenue.
One other aspect that needs addressing is that crossing Mineola Boulevard is somewhat risky at the south end of the overpass if the roads are slick.
Modera Mineola residents should exit the north side of it and walk along the tracks, under the overpass and over to the Raines.
Time will tell.
