TRITEC, the Long Island-based real estate development and construction company, celebrated the grand opening of the $173 million Shoregate apartment community near downtown Bay Shore on Tuesday.
The developer transformed what was once the Touro College of Health Sciences campus into a stunning complex that boasts 418 new apartment homes with 84 set aside as affordable housing dedicated to individuals making 80% of the average median income in the area. In a swift transition, 51% of the complex is currently leased and 30% of their units are occupied.
“I speak on behalf of the entire TRITEC team when we say we are so happy, so excited, and so grateful to be a part of this really special community here in Bay Shore,” said Kelley Coughlan-Heck, executive vice president and partner of TRITEC.
Shoregate’s amenities include a fitness and aerobic center, club rooms, numerous lounges, a pet spa, a pickleball court, game rooms, a golf simulator, coworking spaces for remote workers, a swimming pool, barbecue spaces, fire pits, a rooftop deck, and much more.
The TRITEC team began the process of developing Shoregate with a vision in 2018 to bolster the region’s transit-oriented housing options.
“This development is truly a picture book example of what transit-oriented development is all about,” said Islip Town Supervisor Angie Carpenter. “There is a bus stop in front on Union Boulevard, the train station right across the street, two blocks from the ferry and Fire Island, and a short Uber ride away from Long Island Macarthur Airport.”
The affordable housing portion of the project was made possible with a $2.52 million subsidy from the Suffolk County Department of Economic Development and Planning. The construction of Shoregate also provided over 900 direct onsite jobs which generated approximately 35 million dollars in earnings.
Shoregate features a range of accommodations for interested residents from studios to 3-bedroom apartments as well as a retail space that has already been leased to ROTO Grocery, a popular eatery previously located on Main Street in Bay Shore.
