Those looking to downsize their homes but wanting to stay on Long Island now have an affordable option, right in the heart of the North Shore. Landing Cove, a new condominium development in Glen Cove, offers spacious two-bedroom, two-bathroom homes for adults over the age of 55, will be move-in ready in September.
“There’s nothing else out there at this price and size,” said Elyse Mayer, project manager from Douglas Elliman Real Estate.
The starting price for a new unit is $389,000. Some of the homes include a walk-in pantry, washer and dryer, gas heat, central air and assigned parking spaces. The homes also feature open kitchens with wood cabinetry, granite countertops, decorative tile backsplashes and a full suite of stainless steel appliances, including gas ranges. All first-floor units have patios and the second floor residences have vaulted ceilings, which creates a more spacious feel to the condos. Upgrades are also available.
According to Mayer, a 55-and-over community is great for snowbirds, as well.
“They can leave for the winter and not worry,” Mayer said, adding that the condos appeal to baby boomers too. “They want a place with other people around,” she added.
“For people coming from a house, many want to downgrade, but they don’t want to feel cramped,” Mayer said. No one under 18 is allowed to live in the condominium full time.
“Owners can make local friends more easily. Plus, they don’t have to worry about home improvements since it’s all brand new,” Mayer said. “Being in a condo, they don’t have to deal with yard work or other house repairs any more. It makes
life easier.”
Landing Cove will also have a clubhouse available to residents on site. The common space will likely have a card or game room, a small kitchen and possibly an exercise room.
Another difference between this development and others on Long Island, according to Mayer, is that the others don’t have a main floor master bedroom; dealing with stairs becomes an issue as people age.
Landing Cove Condominiums has a total of 72 units in seven buildings. Located off of Landing Road, the condos are in close proximity to downtown Glen Cove, walkable to many restaurants, stores and the movie theater and about a mile from Morgan Memorial Park. Glen Cove has two Long Island Rail Road stations, each of which are a short drive away, and in addition to Morgan Park, residents have access to nearby beaches.

Soon, the development will be landscaped and will “look amazing,” said Mayer. She expects occupancy by late summer and said they already have some units under contract.
“It’s really affordable and as spacious as you’re going to get. It’s a great product for the price,” said Mayer. “To get into a brand new unit starting at $389,000, it’s a home run.”
